One Arts Plaza
A Closer Look
One Arts Plaza is a unique project combining the design challenge of 61 lavish condominium units on the top 7 levels, with 11 levels of class A office space below. Morrison Siefort Murphy Architects, the Dallas based design architect along with Corgan Associates, the Dallas based production architect, also designed 59,000-square-feet of pedestrian friendly retail space which enhances the lively Arts District streetscape. The designers were able to integrate six levels of parking above grade, and one level below grade, providing 370,000-square-feet of parking for the project without any vehicles being visible at the façade. The total project contains over 1.077 million square-feet.
The project broke ground in July 2005, and DynaTen received a letter of intent to begin procuring materials for underground plumbing, securing production slots for long lead HVAC equipment, and purchasing commodity based materials.
In order to accommodate the continuously changing condominium owner design changes, a compressed schedule, and a tight budget, DynaTen delivered several unique plumbing ideas and innovative solutions. The nature of the project required quick thinking, and an innovative approach to accommodating both owners and tenants alike.
DynaTen never missed a deadline, and helped bring this sophisticated, multi-use, single building project in on time by utilizing innovative systems, working closely with the owners, the general contractor, and other sub-contractors; creating an impact on the Dallas skyline for generations to follow.
